New Manchester High School

Douglasville, GA

Size: 400,000 SF
Design Professional: Southern A&E

This is a very large and complex school project by any measure, incorporating 18 separate structures on an 80-acre site. The allocated construction time allotment was 30 months. Under a Construction Management at Risk (CM@Risk) contract, RA-LIN was able to deliver the entire project under budget in only 25 total months despite massive rain delays caused by a 500-year flood.

New Manchester has 102 classrooms that easily host 2,000 students. Between the two classroom buildings there is a covered patio area where students and staff can relax and enjoy leisure in a protected environment. The school cafeteria seats 2,000 and a fine arts center equipped with state-of-the-art production lighting and sound equipment seats 700. In addition there is a 1,300-spectator gymnasium with an upper level running track, weight room, locker rooms and a practice gym area. All of the core buildings are precisely positioned on site to maximize solar shading as the sun passes from east to west reducing energy consumption and operating costs.

Outdoor athletic facilities include a synthetic turf football and soccer stadium circled by a rubber surfaced track with seating for 2,600 plus concession, press, storage and restroom facilities. RA-LIN built practice football and band fields, softball and baseball fields with batting cages, bleachers, restrooms and storage as well as six lighted tennis courts. We self-performed the masonry, carpentry and some miscellaneous installation totaling some 14% of the project cost. We completed the rest of the work using a majority of subcontractors from the local area and were able to recycle 90% of the construction waste from landfills.
