Mason Creek Elementary and Middle School Complex

This large school project was built using a Construction Management at Risk (CM @ Risk) delivery method resulting in a guaranteed maximum price that was $5 million under the original budget. RA-LIN was able to save the school district a substantial amount of tax money with value engineering ideas up front. Using a “lessons learned” process from our extensive experience on prior school construction projects we were able to identify costly items and streamline processes with the architect and owner’s agreement that resulted in much of the savings. In addition, we self performed about 35 % of the work including concrete and masonry further reducing cost and increasing speed and quality.

independent Elementary and Middle School buildings were built on the 123-acre site which required extensive grading and rock removal including a large sewer lift station requiring installation of 2-1/2 miles of underground pipe. Part of the site contained eco-sensitive wetlands which were carefully protected from damage or contamination throughout the construction process. The elementary school has the capacity to house 850 students. The middle school is the larger of the two buildings and will accommodate 1,250 students. Both buildings are two story structures with gyms, auditoriums, labs, classrooms, administrative offices and athletic fields.
