RA-LIN delivered this pre-kindergarten through 5th grade elementary school under a CM@Risk contract in 13 months, meeting the original schedule despite 36 rain days during the first five months of the project. The school sits on a 23.74 acre site and houses 50 plus classrooms in three classroom wings connected to a core building by common corridors and walkways. The core houses a cafeteria, a gym with seating for 675 and a media center along with administrative offices.
The project received extraordinary interest from the local market. RA-LIN received and opened 201 proposals for 40 distinct work packages (an average of 5 proposals/package) and was able to award 60% of the subcontractor and supplier work to local area businesses. The competitive pricing and overall program management during the Pre-Construction Phase allowed the Owner to reserve over $400,000 in construction contingency. As the project progressed and remained on budget and on schedule, the Owner released that contingency to construct a new road from the project site to a nearby highway allowing school traffic, including busses, to access the campus without passing through a residential neighborhood. Even after the road construction, RA-LIN was able to return over $77,000 back to Terrell County School System.
RA-LIN self-performed the masonry and some carpentry and worked closely with local-area consultant Dukes, Edwards and Dukes, other local subcontractors and architect, Southern A&E.
