Built in the old 4th Ward of midtown Atlanta at 384 Ralph McGill Blvd. this mid-rise condominium required detailed planning and expert management to meet the needs of this negotiated/CMGC project. Central City offers 88 condo units with nine different floorplans, in one or two bedroom configurations from approximately 750 to 1,050 square feet. The units feature oversized windows and 10 foot ceilings with crown molding, hardwood floors, walk-in closets and balconies. There is ground level parking and a swimming pool, fitness center and courtyard in the center of the complex. The condos are on four levels with two-two story units on the top floor.
RA-LIN used post-tensioned reinforcement to construct floor slabs which provide thinner concrete sections and longer spans between supports to produce a structure with clear open spaces. Reducing the thickness of each structural floor reduced the total weight of the structure and assisted in the extra high ceiling design. RA-LIN provided a construction manager at risk delivery system on this project offering complete pre-construction services, value engineering, and budget and schedule control. The project was delivered for a guaranteed minimum price.
