Douglas County High School Auditorium Renovation

Douglasville, Georgia

Design Professional: Southern A&E

RA-LIN finished the complete renovation of the 650-seat Douglas County High School auditorium under project budget estimates, and returned $25,737.79 in project contingency funds to the Douglas County Board of Education. The savings were due to a collaborative effort between RA-LIN, school system representatives, and the design team from Southern A&E. RA-LIN began the project in the summer of 2014 and finished in mid-November of the same year.

This project began with the demolition of the existing seating, flooring, sound panels and millwork throughout the auditorium, the concession areas, ticket booths and control room. New architectural lighting controls, flooring, ceilings, and theater seats were installed, while fire sprinkler heads were replaced, and the stage floor was refinished. New stage curtains and new stage lighting fixtures with control equipment were also installed.

The renovation was performed under a construction management-at-risk contract where RA-LIN guaranteed a maximum price for the work before construction began. Value engineering measures adopted during the process to keep costs down included altering the scope of work in auditorium rigging and lighting, modifying seat design specifications to lower cost while maintaining style and durability standards, and replacing some finishes with lower cost options that did not drastically impact the aesthetics of the building. RA-LIN also helped keep costs low by self-performing the carpentry work on this successful renovation.
